This is music to my ears. In the UK Intelligent Property we have been using location based services and supplying agents and builders with true cell phone solutions. Gps is not present on many ohones and is too accurate. LBS allows for many more similar properties to be viewed( within 100 m to 1km). The system works on all mobiles and all operators ( even on text only screens). No downloads needed. Right now we are in the UK only but would love to hear from a large US agent or developer if they want us to adapt it for them- it is proven and tested with many testimonials to back it up.( white labeled) for 5 years.

The user simply texts the brand; ie barratt to 84840 and properties closest to them are offered. If interested there is an instant email to the relevant negotiator/sales person/office.
Description: Intelligent Property is the UK’s largest premier provider of mobile phone services and marketing solutions to the UK property sector. It was the first company in Europe to introduce Location Based Services(LBS)into mobile property search, specialising in SMS, WAP, Email, mobile video and mapping solutions. We have 5 years experience advising the UK’s leading estate agents & housebuilders on how to utilise mobile marketing & communication channels effectively. Our clients include Douglas & Gordon, Jackson-Stops & Staff, Marsh & Parsons, Chesterton, Barratt, Persimmon, Taylor Wimpey, Bellway, Miller, Gladedale and many other leading names in the UK property sector. .
Intelligent Property Locator™ Using the latest Location Based Services (LBS) - there is now no need to have a unique code on each property board, hoarding or press advertisement. Our system enables a mobile user to simply text "your brand name" to 84840 and receive information on properties and developments in their current location.

The money goes into the following:

- hiring programmers
- hiring a team that can actually execute professionally (CFO, marketing, pr, hr)
- paying for bandwidth
- paying salaries to founders so that they can actually focus on the venture full-time

Now stretch out all those costs over an 18-month period, the typical period most startups consider as their runway to begin generating any significant cash flow and you can see why you would raise millions.

Thanks for the comments and the feedback Erick. For others who'd like to give us feedback on our mobile products, you can leave a comment on my blog here - http://www.trulia.com/blog/rob/2008/08/trulia_mobile_launches - or send me an email at rcross at trulia.

@Ilya - can you send me an issue with what you were doing when you had a crash? We're not aware of any issues that repeatedly crash the app.

@Andrew - if your phone is GPS enabled, we are using GPS to find your location. Or you can specify any US location you like.

Very good idea indeed. But is there any place, a central repository that can recommend widgets of apps for iPhone or for anything else. If Iam not a realtor, in my lifetime how many times you think I might need to use Trulia? But then when I need it, is there any easy way to find it?

I can't comment on their customer service, but if they were to link to the brokers' sites, the sites wouldn't display very well on the iphone's screen. Real-estate sites are some of the worst sites ever. They think it is still 1999.

This is perfect! Well, I'm sure it can be improved, but it couldn't have come at a better time. I've been wondering why a good mobile real estate site doesn't exist as it seems like one of the truly most valuable and practical uses for a mobile device for those who are house hunting. Looking forward to trying out the Dash version. The nearby home search and neighborhood routing are particularly good features that have been sorely needed.
