You want to use a site that gets its homes for sale from the local MLS, the local group who has a database of all the homes for sale. Examples of sites like this are Redfin, Zip Realty and Realtor.com.
http://www.luckymountainhome.com/breckenridge_real_estate/
Zillow and Trulia have good sites but they don't get their listings from the MLS. Instead they get their listings directly from real estate brokerages. This means they have about 75% of the homes for sale instead of all of them. Their data also tends to be a little stale.

"Breaking up the 6% mafia and giving the public access to this data should be a national campaign issue. "

6% mafia? And how much does the average Realtor make in a year? I don't have the exact number but I've been told $24K - $30K, I don't think your average Realtor is getting rich. (especially in this market)

"giving the public access to this data" Did the public spend $200 to hire a photographer, did the public spend hours with the seller collecting information about the home, did the public spend hours filling out paperwork or inputting the data into the MLS database? Will the public spend hundreds of dollars marketing the home in newspapers, magazines, radio, TV and the internet? Why do you think the Public should have any ownership of the data. As a Realtor I pay hundreds of dollars a year to display listings other than my own on my website.
There are thousands of research firms in this country who collect data, do you feel you should have free access to that as well?
If you want to take a look at my data you are welcome to drop by my office or browse my website, if you want to sell it or market it as your own take a hike.

Yes it is true, 20% of homes listed are FSBO's until they don't sell -- then they are listed by Realtors who get them sold.

I got on this site because I want to know where and how zillow gets their information. I would love to sell you my house, no questions asked, for what zillow says it is worth!!! Zillow says it's worth $13,500 more than what I KNOW it would sell for.

So how do you get your information?

When I read the comments of people I laugh !!! People seem to forget that the MLS is an industry tool of the broker its how we get properties we got hired to sell to other brokers. In our local markets this is how information gets around from broker to broker for them to be able to do job of selling. With out the MLS it would be days before other brokers and customers would know whats new or what got sold. They want to get rid and crack into something they have no real understanding about its like the financial companies letting everyone go through their servers and network its how you the pc user puts a lock on your wifi connection to keep your personal information secure and no one to steel your internet cause your paying for it correct but yet you want to turn around and do it to some one else because people feel like they are always owed something all the time. So take a step back and see what your doing that needs to be left alone and that the public shouldn't get their hands on 100% of the time. Hint*** Why do you own a shredder for ............

Your findings are in line with my observations for Zillow and Trulia. Redfin doesn't cover Hawaii. I checked Roost and found one listing for Honolulu today - a house priced at $9.8 million, certainly not something for the average buyer.

Great post.

It seems that the best way for most buyers and sellers to get full access to the MLS is to just contact a local real estate agent and view the listings on their site. Just about every agent now can provide a client with a login so they can view all the listings on the MLS in their area.

Great articles, makes me want to check out the stats for Colorado Springs to see how the site vary. I am a Realtor, and I'm all of complete access to the general public. I think the more my potential clients know, the better for all of us.

Heather, silly is mixing in RealtyTrac data with actual listings for sale and then claiming to be comprehensive. Most of your RT data is pre-foreclosure stuff that IS NOT listed for sale.

Simply because, the data is a by-product of the real estate brokerage process doesn't mean it ought to be given away for free to third-parties or the public; the local Realtor boards own and control the data not the NAR.

homeValence.com employs a different approach to real estate valuation with a social media twist; the initial version leverages home appreciation data gathered by Fannie Mae & Freddy Mac.

Dennis is correct
Most often the real estate agent and the mls is the best source of real estate information and listings data.
The national listing sites make up for their incomplete data with cool features like heat maps.
A local agent with access to the local mls can give not only a view of the listings but professional advice on the entire real estate transaction

Wow, there is too much here to sensibly comment on at once. I can't imagine why anyone would look to a national website for accurate local information. A competent local agent will be of more help than any one of these companies mentioned.

For the guy that thinks it shouldn't cost over a thousand dollars to sell a home I suggest FSBO.com and hire a good lawyer. When it hasn't sold in a year or so hire someone that does this for a living. I see it all the time, people do not realize what a good agent can do for you. They also believe we walk away with a 6% commission check and do very little work. There is one for Myth Busters!

I hear a lot a Realtor and NAR hatred in here from non agents that think they should have every right to MLS data. Oh, then there is Redfin that has the MLS feed and still hates Realtors, so much so that they hire agents as employees. What a novel idea, I know what kind of service I get from an under paid employee in other sectors. I can't imagine hiring a paid by the hour working employee to sell my biggest investment.

Good real estate agents build relationships with real people that like and trust them. They count on us for our local expertise of local conditions that no zestimate or heat map can give you. The real world is that good agents will always have clients that like them, trust them and refer them. These fancy national websites with gimmicks and gadgets will never replace a good real person.

I am currently shopping for a house in the Boston area and have used Ziprealty.com for some time now. I am very curious to see how their listing stack up against these other sites.

After using several of these others services I have settled on ziprealty. The reason is not just because of the number of listing but I feel that it has by far the best user interface and useful features out of any of the other services I have tried.

For me the measure of quality for a real estate search is not only the fact that it has most properties for sale but also it must give me the tools to help me organize my search and make an informed decision.
